01 Initial Consultation
The process begins with an introductory meeting where we learn about you, your property and your ambitions for the project.
This conversation allows us to understand the scope of the work, the priorities you have for the space and any constraints that may influence the design. We also discuss budget expectations, timelines and the overall direction of the project.
At this stage we may review the property, discuss potential opportunities and explain how our Design & Build approach can support the project moving forward.
The goal of this first step is to establish a clear foundation before design work begins.
02 Concept Design
Following the initial consultation, we begin exploring design possibilities for the project.
Layouts are developed, spatial relationships are studied and the overall architectural direction begins to take shape. During this stage we work closely with you to refine the concept and ensure that the design reflects both the character of the property and the way you intend to use the space.
Different options may be considered before the preferred direction is established.
This stage focuses on translating ideas into a clear architectural concept.
03 Planning & Approvals
Once the design direction has been agreed, we prepare the drawings required for planning submission where necessary.
The project may involve coordination with planning consultants, structural engineers and other specialists depending on the nature of the work. The application is submitted to the relevant local authority and we manage the communication required throughout the approval process.
During this stage we also begin coordinating the technical elements that will be required for the next phase of the project.
04 Technical Design & Coordination
With planning approved, the design moves into a detailed technical stage.
This phase focuses on preparing the construction documentation that will guide the building process. Architectural drawings are developed further, structural elements are coordinated and all technical requirements are integrated into the project.
Interior layouts, kitchens, bathrooms, materials and finishes are also refined during this stage to ensure that the design is fully resolved before construction begins.
The objective here is to remove uncertainty by clearly defining the project before work starts on site. Where appropriate, we can also develop advanced visualisations of the project, including detailed 3D models and realistic visual renderings. These allow you to clearly understand how the future space will look and feel before construction begins, helping you make informed decisions about materials, layouts and overall design.
05 Construction Planning & Build
Once the design and technical documentation are complete, we begin by establishing a clear construction programme for the project.
This programme defines the sequence of works, construction phases and the expected pace of the build. It allows the entire team to understand how the project will progress over time and ensures that all activities on site are carefully coordinated.
The programme becomes a key reference throughout the project. By following a clearly structured plan, we are able to maintain control over timelines, coordinate trades effectively and reduce the risk of delays or unexpected issues. It also helps ensure that the project remains aligned with the original scope, budget and delivery expectations.
Once the programme is established, construction begins.
Our team coordinates the building works on site, manages trades and procurement, and maintains continuous oversight of quality and progress. Throughout this phase we remain in regular communication with you and guide any decisions that arise during construction.
Because the project has been carefully defined during the design stages and structured through a clear programme, the construction phase can progress in a stable and organised manner.
06 Completion & Handover
As construction nears completion, final inspections and finishing works are carried out to ensure that every element of the project meets the required standards.
All relevant certifications and documentation are collected and provided as part of the final handover. The completed property is carefully prepared so that you receive a finished home that reflects the design and planning developed throughout the project.
